2095 Condition Marketability Report

Sometimes used by Lenders following Hurricanes, Tornados and floods to verify the property is still standing and has not sustained any obvious exterior damage that would affect marketability. No interior inspection and no value is provided.

Evaluation.Broker/Appraiser Price Opinion

Evaluations, Broker Price Opinions, and Expert Opinions of Value are appraisal related services that may be performed by licensed appraisers. Whenever a licensed appraiser is asked to provide an opinion of value, he/she must comply with provisions of USPAP.  An Evaluation, BPO, EOV may be considered a "Limited" appraisal report if the appraiser is asked to invoke certain Departures Provisions. Depending on the type and degree of limitation, the reliability of the value conclusion may be reduced.

Comp Rent & Income Schedule

Comparable rent & Income statements are generally required by Lenders whenever the property being appraised is a rental property.

Satisfactory Completion Reprot (442)

Satisfactory Completion Certificates (Draw Inspections) are used by lenders to document various stages of construction. Referred to as a form 442.

Update

An Update of an Appraisal is an extension of an original Complete or Limited Appraisal and report relied upon by the client for a prior business decision. The Update of an Appraisal changes the effective date of the appraisal.
 
Recertification of Value is mistakenly used in lieu of the term Update. A Recertification of Value is performed to confirm whether or not conditions of an appraisal have been met. A Recertification of Value does not change the effective date of the value estimate.
 
A Recertification of Value does not address any significant change(s) in the market or in the subject property that were not addressed in the original appraisal. The Recertification of Value can only address whether or not the "subject to" condition were met. Typically completed on a Form 442.
